SUMMARY OF CHANGES TO PROJECT
Thomas English Retail Real Estate, LLC ("English") is proposing the development of a new
retail building on the Meijer outlot located northeast of the intersection of 126th Street/Carmel Drive
and PennsyLvania Street. Following the Plan Commission meeting, the EngLish development team met
with the SpeciaL Studies Committee on November 29 to address the issues and concerns raised by the
full Plan Commission and the Statf of the Department of Community Services. As a result of the
Committee meeting and in response to meetings with the Staff, the following changes have been made
to the proposal and are highlighted in this supplemental information booklet.
1. The west and south facades of the building will have the primary tenant signage attached to the
glass facades. One tenant sign will be attached to the east facade which is also a glass facade. A
request was made to show how these signs would appear on the facade and be attached to sign
raceway. The sign raceway has been incorporated into the building as a design feature. A
revised building rendering is included under TAB 2 showing the appearance of the signs on the
south facade. This is representative of the appearance of the signage on the other two facades as
well. Additionally, the signage plan has been revised to include a diagram that shows the
attachment of the letters to the single raceway. Please see the revised signage plan under TAB 6.
2. In response to the concerns of Scott Brewer, the site plan was revised to relocate the sidewalk on
the east side of the parcel to maintain the landscape island on the east property line and to
provide for a more direct and safer pedestrian connection to the sidewalk along Carmel Drive.
Please see the revised site pLan under TAB 3.
3. The Landscape plan has been revised to meet the concerns of Scott Brewer and the revised
landscape plan in under TAB 4

4. Following discussions with the Board of Zoning Appeals and the Committee, the proposed
incidental signage on the nOlth facade has been withdrawn. A revised building facade is under
TAB 5 and the revised signage plan is under TAB 6.

All outstanding issues concerning the project have been addressed and resolved.

SIGN CRITERIA

U All tenant signs on the building shall conform to the provisions and requirements of the Carmel
Zoning Ordinance and to the following standards, unless otherwise specified:

1. All tenant signs shall be internally illuminated, individual channel letters attached
to the glass facades on the south, east and west using a single "racewai' and
attached as shown on the diagram attached hereto as Exhibit "A."

2. The height of the letters shall not exceed five feet.
3. The length of the signs shall be proportionate to the letter height but shall not
exceed 80% of the storefront length.
4. The color and font of the letters shall not be restricted; however, the letters shall not
be composed of more than three colors. Tenants may increase the number of colors
by petition to and upon the approval of a Committee of the Carmel Plan
Commission pursuant to the Commission's Rules of Procedure.

5. Window signage shall be allowed for all tenants and shall conform to the standards
established for window signs lmder the Chapter 25 of the Carmel Zoning
Ordinance.

6. The sign area of a tenant sign on the south or west building facade shall be
determined by the following table and is based upon the current Carmel Zoning
Ordinance and the distance of the signs from the building facade to the right of way
of Pennsylvania Street or Carmel Drive/126th Street:
o to 50 Feet of building frontage 51 to 100 feet of building frontage
40 square feet
75 square feet

7. The sign area of the tenant sign on the east building facade shall be limited to 40
square feet. (This sign is contingent upon the approval of an appropriate variance
by and any additional conditions of the Carmel Board of Zoning Appeals.)
