The applicant seeks primary plat approval tor 57 residential lots on 32.447 acres.
The site is located at 2555 W 131" St and is zoned S-2/Residence.
Filed by Dennis Olmstead of Stoeppelwerth & Assoc, Inc.
The site was recently rezoned to S- I from S-2/Residence by City Council in May 2007, after receiving a
unanimous negative reconunendation from the Plan Commission. Commitments and architectural
standards were attached to the rezone approval. The primary plat contanns to the rezone and
commitments. Please see the petitioner's information packet for full details.
DOCS concems/comments:
I. City Forester comments: Scott Brewer is still reviewing the landscape plan, and just sent out
review comments on Aug. 14.
2. Engineering Dep't comments: The Department has no issues with the property being moved to
committee. The Department met with the petitioner prior to the T AC meeting and reviewed some
iSSlles at that time. The Department is still reviewing the items submitted for the T AC meeting.
The review wi 11 Ii kely foclIs on right-of-way dedication, drainage, the adequacy of the storm
water qual.ity system and the land plan accommodating such a system, thoroughfare plan
improvements required for the 1 26th Street and 136th Street frontages and auxiliary lanes for the
public road approaches and consistency of the cross sections of the roadways connecting with
existing and planned roadways within the Village of West Clay.
3. Connectivity: Match up your west stub drive with the Village of WestClay primary plat's (Docket
nos. 04060035 & 040600306) drive (to the west of your site).
The Department of Community Services recommends the Plan Commission forward this item to
the Sept. 4 Subdivision Committee meeting for further review.
