This Project will be built in four sections. Construction will begin \'vith an
entrance on 146tl1 Street. Section One will contain Lots 1 through 42 (all inclusive),

GENERAL LANDSCAPING NOTES
1. The Contractor shall be responsi~le lor obtaining or verifying that aii perm its
and approvals are obtained from the respective City, Co"nty or Stale
agencies prior to starting construction.
2. Contractor shall be responsible for lield locating and ;:rofecting existing
u til itie s .
3. Grade stakes sel by others shail be maintained unTil cem oval is m utuaily
agreed upon by all parties concerned.
4. W hen conditions detrim entai fo plant growth are encountered, s"ch as
rubble fill, adverse drainage conditions, or obstructions, fhe Contractor shali
notify the Landscape A rchitect and wail lor direction prior to planting.
5. All plants are to m eel or eXCEed Am erican Standards for N ursery Stock as
set forth by the Am crican Association of N urserym en.
6. All plants shall bc full and true 10 cultural iorm
7. No planl slJbstitutions unless approved by Landscape Architect.
8. Landscape Architect raserves 1he right to request thai plant locations be
staked in tr,e iield and approved prior 10 instaliation Landscape Architect
also reserves the right 10 adjust plant locatio" on site.
9. All piants shall be protected from environmental (wealher condi,ions) and
physical[handling) dam age up to and through planting.
10. The landscape plan details are for reference only. The Conlractor shall
verify all eXisting sile conditions in the lield. Any inconsistencies and
subseGuent recom m endations for field changes shall be reported to and
approved by the landscape Architect.

Architect. If planting of trees and shrubs occurs after lawn work, lawn areas
shali be reasonably protected and all dam aged areas shaii be prom ptly
repaired.
13. All plants shall be guaranteed to rem ain alive and healthy for \:1e lull twelve
(12) month peflod alter final acceptance by the Landscape Architect as
specified herein. P,eplacem ents shall be guaranteed an additional twelve
(12) months. Plant material termed dead or unsall~fectory by Landscape
Architect shall be replaced at no additionai charge by t~e Contractor.
14 Inspection of the planling w orl< to delerm ine its com pletion for be~inning the
guarantee period will be maoe by the Landscape Architect upon written
notice requesting such Inspection by the Contractor at leas\ seven days
prior to the a1ticipaled Inspection I
