The applicant seeks the following development standards variance approval:
Docket No. 07110022 V Section 25.02.02. Sign not facing right-of-way
The site is located at 12345 Old Meridian St. and is zoned OM/a - Old Meridian Office.

General Info: The applicant is seeking approval for
a new wall sign to be located on the north fa(,:ade of
his tenant space (star on map). The variance is
required because the sign faccs a private access drive,
not a public roadway. ADLS Amendment approval
has been granted on November 29th by the Special
Studies Committee (#07110019 ADLS Amend).
Analysis: The proposcd sign is 73.43 sq. n. and is
within the size requirements permittcd by the Sign
Ordinance (75 sq. ft.). This is a unique request
because the applicant's store entrance is at the rear of
the site and does not face a public roadway. Installing
a sign over the entrance would not he feasible for
attracting and directing customers to the store. This is why it is proposed to be locatcd facing north, where
south-bound traffic on Old Meridian would be able to see the sign. The permitted sign size was
configured by frontage and distance to the private drive. The sign will be internally illuminated individual
channel letters. The faces will be red with white accents. Thc sign will illuminate red at night. There are
no specific color requirements for this complex therefore the Department has no issues with the color
choice. We recommend positive consideration of this request.
Findings of Fact: Sign not facing ROW
1. The approval of this variance will not be injurious to the public health, safety, morals, and
general welfare of the community because: it is tasteful and fits the requirements for other
businesses that have frontage on Old Meridian. This will not he a distraction to drivers but will
blend into the building nicely.
2. The use and value of the area adjacent to the property included in the variance will be not
atIected in a substantially adverse manner because: There is no light pollution. It is not a
nuisance or distraction to drivers. There are no residences in the vicinity. There are similar
business signs located to the north.
3. The strict application of the terms of the Zoning Ordinance to the property will result in a
hardship in the use of the property because: the front of my store space docs not face the
thorough fare.
Recommendation:
The Dept. of Community Services recommends positive consideration of Dod::et No. 07110022 V after
all concerns have been addressed.
