NOTICE IS HEREBY GIVEN that the Board of Zoning Appeals of the Ciry~orn\hnetf:--
Indiana ("'BZA"), meeting on the 17th day of December, 2007, at 6:00 o'clock p.m. in the
Council Chambers, Second Floor, City Hall, One Civic Square, Carmel, Indiana 46032, will hold
a Public Hearing regarding a request for a use variance and various developmental standards
variances pertaining to the real estate identified in Docket Nos. 07110013 UV through
07110015V (collectively, the "'Application") and said real estate (the "Real Estate") is legally
described as Lot Number 20 in David Wilkinson's Addition to the City of Cannel, Hamilton
County, Indiana, as per plat thereof, recorded in Deed Record 22, page 294 in the Office of the
Recorder of Hamilton County, Indiana and is commonly known as 410 1 sl Ave, NE, Carmel, In.
46032.
The Real Estate is zoned R-3 Residential and is located at the northwest intersection of
4th Street NW and 1 st Avenue NE. The Applications seek use variance approval to continue
using the Real Estate for a low impact professional office type use and developmental standards
variances to eliminate the requirement for bicycle parking and eliminate the requirement of
constructing a side walk along 4th Street NW.
Copies of the proposed Application are on file for examination at the Department of
Community Services, One Civic Square, Carmel, IN 46032, telephone 317/571-2417.
All interested persons desiring to present their views on the above-proposed Application,
either in writing or verbally, will be given an opportunity to be heard at the above-mentioned
time and place.
Written objections to the proposed Application that are filed with the Department of
Community Services either prior to or at the Public Hearing will be considered and oral
comments concerning the proposed Application will be heard at the Public Hearing.
The Public Hearing may be continued from time to time as may be found necessary.
