The site is located at 11400 Westfield Blvd. and is zoned R 1 Residential

Petitioner, please note the following:
1. This item will be on the April 19, 2006, agenda of the Technical Advisory Committee (TAC).
2. Mailed and Published Public Notice needs to occur no later than Friday, April 21, 2006. Published notice is
required within the Indianapolis Star.
3. The Filing' Fee and Fifteen (15) Informational Packets must be delivered to Plan Commission Secretary
Ramona Hancock no later than NOON, Friday, May 5,2006. Failure to submit Informational Packets by this time
will result in the tabling of the petition to the June 20, 2006, agenda of the Plan Commission.
4. Proof of Notice will need to be received by this Department no later than Noon, Friday, May 12, 2006. Failure to
submit Proof of Notice by this time will result in the tabling of the petition.
5. These items will appear on the May 16, 2006, agenda of the Plan Commission (under "Public Hearings").
6. These items will appear on the Tuesday, June, 2006, agenda of the Plan Commission Subdivision Committee.
Department of Community Service's Initial Review Comments:
1. The Architectural Design requirements need additional detail and standards. Note that the issue of mundane
townhome architecture (or rowhouse, as is this case) has been repeatedly discussed in recent projects. Carmel
has an overabundance of 3 story, red brick, pitched roof rowhouses. It is highly suggested that you explore other
product options that will help set this project apart from what exists or has been recently approved. Given this
location's high visibility (as a 'gateway' to the City core) and its adjacency to Central Park, staff feels its
architecture should also be unique.
2. The included elevations show two different products (from two different builders). Are these for example only?
3. You will need to get comments and approval on Section 8 from the Environmental Planner (Scott Brewer) prior to
getting full Plan Commission action.
4. Please add the following to Section 8: "Plantings can not be placed in drainage easements".
5. Section 1 0.1 B: The maximum sign area is much largerthan is portrayed in the "example photo".
6. Section 11.1: Please provide total number of additional spaces. Will parking be available in the driveways as well?
7. Where does the interior path lead to going west? It seems to stub into nothing. (l) +- 2 i", dr ';J-fS
8. Can you provide details to the interior plaza area (materials, amenities, etc.)? '
