8. Docket No. 35-02 ADLS Amend; Steak 'N Shake
Petitioner seeks Architectural Design, Lighting, Landscaping & Signage Amendment
approval in order to construct an 875 square foot building addition. The site is located at
635 East Carmel Drive. The site is zoned B-8/business.
Filed by Joe Chambers of The Steak 'N Shake Co.
The applicant is proposing to make modifications to the rear of the existing Steak 'N Shake
restaurant located at 465 East Carmel Drive. The need for the improvement is due to the existing
freezer requiring replacement. The building and site modifications are limited to this area.
Please see the exhibits distributed with the agendas last week. The site is zoned B-8 / Business
and such modifications require ADLS approval by the Plan Commission.
The walk in freezer at the location needed to be replaced and the work is currently in progress.
In addition. a yard barn was removed and additional storage area is needed. There was for some
time a semi-trailer portable freezer on site when the existing freezer went down. Limited
modifications are proposed and are consistent with the existing fayade of the restaurant.
This proposed addition was not a planned modification. Several aspects of the plan improve the
existing site and building conditions. With that said. and the limited nature of improvements, the
Department is in support of the request as proposed. lfthe plan was to entirely redesign the
image of the building, other considerations would apply.
The Department recommends that the Special Studies Committee approve the ADLS
application as presented.
The item only requires approval by the Special Studies Committee.
