6. Docket No. 30-02 ADLS Amend; Fazoli's
Petitioner seeks Architectural Design, Lighting, Landscaping & Signage Amendment
approval in order to alter the architectural design approved as part of Docket No. 43-96
ADLS Amend. The site is located at 465 East Carmel Drive. The site is zoned B-
8/business.

The applicant is proposing to make modifications to the existing building fayade of the Fazoli's
restaurant at 465 East Carmel Drive. Please see the exhibits distributed with the agendas last
week. The site is zoned B-8 I Business and such modifications require ADLS approval by the
Plan Commission.
As the committee may have noticed the building has already been modified. The applicant was
notified that the modifications, without Commission approval, violated the ordinance.
Items to note:
1. The Department would like to see the brick base of the sign wrap and sides of the sign as
opposed to having the sign float on top of the brick base.
2. In addition to the building the applicant is proposing an addition. to the dumpster
enclosure (see elevations). A yard barn has been removed from the property.
3. Limited modifications, other that color, have been made to the building in the way of new
awmngs.
The Commission has broad authority in this matter. Existing changes made to the site, in
violation of the ordinance, should not be taken into consideration when determining if the
requested modifications are appropriate. If that were the case we would have everyone making
modifications prior to asking for approval. With that said the applicant is charged with
displaying to the committee that the "proposed" modifications are an improvement to the
"existing" elevations (see exhibits).
The Department recommends tbat the Special Studies Committee approve the ADLS
application after all comments and concerns have been addressed.
The item only requires approval by the Special Studies Committee.
