1. Docket No. 29-02 ADLS Amend- The Lakes at Hazel Dell, Subdivision Sign
Petitioner seeks approval to amend their Architectural Design, Lighting, Landscaping &
Signage for a subdivision sign. The site is located at the intersection of Hazel Dell
Parkway and Dellfield Boulevard. The site is zoned S-ll Residential.
Filed by Joseph M. Scimia of Baker and Daniels for Drees Premier Homes, Inc.
The applicant is requesting ADLS Amendment approval of a new sign to identify the Lakes at
Hazel Dell Subdivision at the intersection of Hazel Dell Parkway and Dellfield Boulevard (see
information booklet sub.mitted last week with the agendas).
Entry signage for subdivisions, if not approved at the time of the Primary Plat, is required to seek
approval through the Plan Conunissiol1 as an ADLS .Amendment. In this case the Developer has
existing signage approved by variance at each entrance. The Department is not clear why both
the existing signage and the proposed signage would be necessary to identify the subdivision.
The applicant should choose between the two sign types.
The Department recommends that the Special Studies Committee approve the request as
presented.
Note: The item only requires approval by the Special Shldies Committee.
