Docket No. 24-02 ADLS - Long Branch Estates Subdivision, Temporary Sales Office Identification Sign Petitioner seeks approval to amend their Architectural Design, Lighting, Landscaping & Signage for a temporary sales office identification sign. The site is located on Lot 42 in Long Branch Estates Subdivision. The site is zoned S-l / Residential. Filed by Pulte Homes of Indiana. The applicant is requesting ADLS Amendment approval of a new sign to identify the model home at the Long Branch Estates Subdivision (see attached sign elevation). As the Special Studies may recall new standards were adopted into the Ordinance last fall to regulate Model Homes. The signage for model homes, if not approved at the time of the Primary Plat, is required to seek approval through the Plan Commission as an ADL8 Amendment. The proposed sign falls within the allowable size and height limitations. . The Department recommends that the Special Studies Committee approve the request as presented. The item only requires approval by the Special Studies Committee. 3. Docket No. 26-02 ADLS N Long Branch Estates Subdivision, Subdivision Sign Petitioner seeks approval to amend their Architectural Design, Lighting, Landscaping & Signage for a subdivision sign. The site is located at the intersection of 116th Street and Long Branch Lane. The site is zoned 8-1 / Residential. Filed by Northside Investments, LLC. The applicant is requesting ADLS Amendment approval of a new sign to identify the Long Branch Estates Subdivision (see attached sign elevation and site information). Entry signage for subdivisions, ifnot approved at the time of the Primary Plat, is required to seek approval through the Plan Commission as an ADLS Amendment. In this case the Developer has modified the plans for signage included at the time of the Primary Plat. The Department recommends that the Special Studies Committee approve the request as presented.
