"'----, , I '___--/ March 28, 2002 To: Special Studies Committee Members Re: Platinum Properties/western Hills - Primary Plat Approval Docket No. 19-02 PP Dear Special Studies Committee Member: At the plan Commission hearing which occurred on March 19, 2002, you requested information about landscaping and the manner in which Western Hills fits into surrounding parcels. To this end, the following are enclosed: 1) Aerial photograph;. 1) A landscape plan; and 1) A site context drawing. In addition, although not required, the developer will commit to the following architectural guidelines: ~) Exterior Surfaces. Aluminum and vinyl siding are prohibited, but vinyl clad windows and soffits shall be permitted. Permitted exterior surfaces shall include EIFS, synthetic stucco, cultured stone, brick, stone, wood, and concrete fiber (Hardy-Plank or similar) ; 1) Mailboxes. All mailboxes shall be uniform in design, coloring, lettering, and numbering;. 1) Brick chimney/Chase. All chimney and/or chases shall be constructed of masonry material, inclUding brick, stone or stucco; and 1) Brick Wrap. All homes must have brick, stone, and/or stucco on at least three sides of the residence. AT least 25% of the side surface area, excluding garage doors, windows, etc., must be brick, stone, and/or stucco. Special Studies Committee Members March 28, 2002 Page 2 Finally, at Plan Commission, there were some questions about lighting. It is not expected that lighting will exceed that found on a typical residential community. In this regard, it is noteworthy that Western Hills, unlike the Villages of West Clay, will not include commercial uses. Further, there will be no amenity center in this community, further reducing the need for any high intensity lights. ( The only expected lighting for this community will be dusk to dawn lights on each lot, street lights, and low watt lighting at each entrance.
