3i. Docket No. 19-02 PP; Western Hills Subdivision (Primary Plat)
The applicant seeks approval to plat a 101-lot residential subdivision on 80:1: acres. The
site is located on the southeast corner of West 141 sl Street and West Road. The site is
zoned S-I/Residential.
Filed by Dennis Olmstead of Stoeppelwerth & Associates, Inc. for Platinum Properties
LLC.
The applicant is proposing a new 10 I-lot subdivision. The applicant has provided a commitment
that addresses road improvements. The conmlitment address all ofthe concerns raised by the
Department. The applicant has obtai ned verbal acceptance from the Hamilton County Highway
Department. We hope to have something is writing by the meeting date but it is not essential.
The applicant has submitted landscape plans, will be making some revisions pursuant to
comments by Scott Brewer prior to the meeting for a determination if the plan conforms to the
requirements. This should occur prior to the Commission meeting and the department will report
at the meeting.
The Public Hearing for this item was at the March Plan Commission meeting. The Subdivision
committee met to discuss the item on April 9th. The Subdivision Committee voted 4-0 to send
the request to the full Commission with a favorable recommendation subject to the following
conditions:
1. That the applicant make revisions to landscape plans as recommended by the Urban
Forester.
2. That the applicant finalize the road improvement commitments prior to the Plan
Commission meeting.
3. That the applicant provide street lights with down lighting characteristics if any are used
at the entrance or in the future.
Tbe Department recommends that the Plan Commission approve tbe Primary Plat
application based on the recommendation and conditions forwarded by the Subdivision
Committee and also subject to the following:
1. The recording of the commitment concerning the use and development of the real
estate regarding required rnnrt improvements.
