Sh. Docket No. 19-02 PP; \Vestern Hills Subdivision (primary Plat)
The applicant seeks approval to plat a 1 01-10t residential subdivision on 80* acres. The
site is located on the southeast corner of West 1415t Street and West Road. The site is
zoned S-llResidential.
Filed by Dennis Olmstead of Stoeppelwerth & Associates) Inc. for Platinum Properties
LLC.
The applicant is proposing a new 101-10t subdivision. Please see the informational packet
provided by the applicant to view the layout of the lots and the areas provided as open space. The
proposed plan does not reflect one change requested by TAC and Department comments. The
applicant will revise the layout to show the frontage places along West Road shortened by a
depth of one lot and provide grass pavers to connect back to West Road for emergency access.
The applicant shall be required to make improvements to both West Road and 1415t Street. The
condition of both of these roads today will not accommodate the development being proposed.
The applicant will be required to make the following improvements with the first phase of
construction:
1. The conversion of West Road (betvveen 141 st Street and south property limits) from chip
and seal to asphalt pavement per Hamilton County Highway requirements.
2. The widening of West Road (betvveen 141 st Street and south property limits) by six (6)
feet and a three (3) fo.ot stone shoulder.
3. The widening of 141 5t Street (From West road to east property limits) by three (3) feet
and a three (3) foot stone shoulder.
4. The replacement of one drainage structure and the extension of two others with attendant
grading of flow lines per letter from Hamilton County Highway Department dated
February 19, 2002.
The applicant shall address these improvements and memorialize them by commitment with the
Primary Plat.
One outstanding issue is the landscape plans for the subdivision. The applicant should be
prepared to deliver revised plans for review by the Subdivision Committee at the April 9th
meeting. The Department does not see any difficulty with the development complying with the
landscape requirements. The exclusive issue is the placement of materials within the perimeter
areas of the subdivision and median areas.
Based on the resolution of the above items at the Committee level, the Department is in support
of the request for Primary Plat approval.
The De~artment recommends that this item be forwarded to the Subdivision Committee on
April 9t for further discussion.
