7. Docket'No. 19-02 PP; Western Hills Subdivision (primary Plat)
The applicant seeks approval to plat a 10 I-lot residential subdivision on 80:1: acres. The
site is located on the southeast comer of West 1415t Street and West Road. The site is
zoned S-llResidential.
Filed by Dennis Olmstead of Stoeppelwerth & Associates, Inc. for Platinum Properties
LLC.
The applicant is proposing a new 101-lot subdivision. Please see the revised informational
packet provided by the applicant (enclosed with this report).
The applicant has provided a commitment that addresses road improvements. It appears that the
commitment address all of the concerns raised by the Department. However, we have advised
the applicant that they ueed to obtain a response from the Hamilton County Highway Department
prior to our endorsement of the commitment.
The applicant has submitted landscape plans and should consult with Scot Brewer prior to the
meeting for a determination if the plan conforms to the requirements. This should occur prior to
the Committee meeting.
The Department recommends that the Subdivision Committee forward this request to the
full Plan Commission with a favorable recommendation subject to the acceptable
resolution of the above-mentioned issues.
