A. Docket No. 8~02 DP/ADLS; Amli Old Town
Petitioner seeks Development Plan and Architectural Design, Landscaping, Lighting, and
Signage Approvals to construct commercial and residential buildings southeast of the
intersection of Main Street and the Manon Trail.

The petitioner has addressed the Department of Community Services, Technical Advisory Committee,
and Department of Engineering's concerns. Therefore, the Department recommends that the
Development Plan be approved with the following commitment
The pctitionerwill commit to eliminating themidd1e curb cut along 1st Avenue SW ifhe is a1Jie: to
secure additional parhing off-site.
The Department further recommends that the Architectural Design, Landscaping, Lighting and Signage
application presented be approved with the understanding that the approval is only for the architectural
portion of the application. Lighting and signage dements have not been presented witll this petition and
will require approval by ADLS Amendment before they may be constructed.
B. Docket No. 120-02 ADLS Amend; Carmel Schwinn Signage
Petitioner seeks Architectural Design, Lighting, Landscaping &. Sign age Approval to
erect a wall sign and ground sign on the east fa<;:ade of the bike shop. The site is located
northwest of the intersection of City Center Drive and the Monon Trail,

This pEtition includes amending signage approvals granted under Docker No. 23~02 ADLS Amend. This
petition involves tyVO additional signs:
L A wall sign reading "Cycling" and "Fitness" to be located on the east buildingfa~ade. This sign
would be approximately 17 square feet in area (8.5 square Jeet per word) where a 45 square foot
sign would be permitted by the sign ordinance.
2. A ground sign displaying the logo of the store to be located along the Monon Trail. This sign is 5'
in hdght and 4.4 square Jeet in area where 6' in height and 45 square Jeet would be permitted.
It has been suggested that the wall signs should be illuminated from the ground. Because these signs would
be 25 feet in height, it would be difficult to light them from the ground without causing uncomfortably
bnght light to shine on those utilizing the plaza area immediately east of the building. In addition, lights
are aJfixed to the building below the proposed sign/ocation that provide illumination to that fa~ade. If
the intent of the lighting is to illuminare the Rotary Plaza area toprevent vandalism and enhance safety,
installing some 101,ver ground lighting or post lights along the trail might be a man: appmpriare solution.
The Department recommends that the signage be approved as presenrcd.
C. Docket No.121~02 ADLS Amend; Shapiro's Delicatessen
Petitioner seeks Architectural Design, Lighting, Landscaping &: Signage Approval to
erect a wind sculpture, bicycle rack, and fencing at Shapiro's Delicatessen. The site is
located northwest of the intersection of Range Line Road and Gradle Drive.
The site is zoned C-I/Cit:y Center.

This petition involves the approval of three additional dements not previously approved under 157 ~02
DP/ADLS:
1. Bicycle Rack This includes a bicycle rack, similar in design to that used at Carmel City Hall,
to be located at the northwest comer oj the building.
2. Fencing: This includes a 6' 6" wood fCl1ce to be painted to match the principle building. This fence
meets the height requirements of the C-llCity Center district.
3. Wind Sculpture: The wind swlpture includes 3 elements ranging in hEight from 13' 5" to 17'. The
wind sculpture is made of weathered copper and will be located southeast of the building. Low
voltage: accent fixtures, as shown in the project packet, will illuminate the sculpture.
The Department l'ecommends approval of the bicycle rachJenclng, and wind sculpture.
