The professional business person has always been
the driving force behind Carmel. Indiane. The first
permanent residence was a tepee home set up by a
Frenchman named John Brewitt. Fur-trading with the
Native Americans was Mr. Brewitt's business. So
successful was the frenchman, that the area's name
was changed from 'Tedpole's Glory' to
"Brewittsville. "
During the early days, Ouakers made up the majority
of the population in Hamilton County, Their unyield-
ing work ethic reshaped the land, and encouraged
more settlers to arrive. In 1874, the town of Carmel
was incorporated and a Town Board was elected.
Carmel, to say the least. was a prosperous area. By
the beginning of the 20th century, a large influx of
Methodists changed the dynamic of the town. The
farming community shifted to a thriving business
center, supported by the first bank opening in 1901.
Carmel's growth and prosperity was so dynamic that
outsiders dubbed it the 'Golden Ghetto." The name
was not extremely popular with the locals.
Throughout Carmel's history, the city has been
blessed with a potent economy, supported by lhe
hard working citizens. Although Indianapolis has
grown into its borders, Carmel has maintained an
independent identity, evident in its people, architec-
ture and atmosphere.
CONCEpT

In Central Indiana. Carmel has taken the lead in
urban development and refurbishing. The current
jewel of this progress is the area surrounding
Carmel Orive and Range line Road. With AMLI's
development of Old Town Carmel. the new image of
the city will now extend several blocks to the north.
AMLI's new construction fits well with tha avolving
aesthetic of Carmel. The architecture has its roots in
the early 20th century, but with a distinctive new
millannium finish.
It is with this precedenca in mind that these Signage
Criteria have been developed. Signage on the AMLI
buildings in Old Town Carmel will have a distinctive
flavor. A traditional, hand-crafted approach combined
with modern styles and finishes will lit comfortably on
Main Street. A traditional typeface combined with a
precision-cut modern metal, or a trendy logotype con-
structed from traditional mosaic tile would be the
finishing touches on the exterior of these brick build-
ings.
More than anything, these signs will be architec.
turally appropriate and visually engaging while
performing their primary function - attracting con.
sumers to Old Town Carmel.

gENERAL REQUIREMENTS
This document concerns all signage and awning ele-
ments for the business tenants of 11' West Main
Street. These elements include all exterior signage
and awning, and any signage within two (2) feet of
the front display windows and doors.
General Requirements
All signs shall adhere to these sign criteria.
Each tenant may identify his premise by means of
signs designed, fabricated, installed and maintained
at the tenant's expense.
Any and all electrical equipment. connections,
attachment devices required for signing shall be con.
cealed from public view.
Permanent or periodic advertisements, notices or
decals of any kind may nol be exhibited, painled or
affixed on any part of any storefront. including glass
and doors, unless specifically approved by the
landlord.
Interior Window Product Display should be handled
tastefully, and adhere to the aesthetic of the archi.
tecture and signage criteria.
Specific sign attachments. connections and mount-
ings must be approved by landlord.
Submillals & Approvals
landlord will review for approval all proposals for
the display of signs as required by the lease.
Submit three (31 copies of drawings for approval of
each proposed sign. Drawings must be detailed
scalable color drawings on white paper. All specifi-
calions regarding dimension. construction, materials,
finishes, placement and method of attachment must
he included.
Submit the name and contact information of qualified
sign fabricatorlsl and installer(s) for approval.

Once approved by Landlord, all signs must have a
permit on file according to Zoning Ordinance regula.

pRIMARY BUSINBSS SIgN
Each tenant may have only one 111 Primary Business
Sign, except for corner tenants. Corner Tenants may
have two (2) Primery Business signs, one (11 on each
face of the building. In the event of a tenant leasing
adjoining spaces, the lenant's signable area lor a
Primary Business Sign is limited to one 11) storefront,
unless otherwise approved by the landlord.
Message The message of any sign should be kept
simple. Only a tenant's trade name and estlblished
typographic letterforms may be used as an exterior
storefront sign. The display of brand names on the
exterior is not allowed unless the brand name is also
the trade name
Placement The placement of a Primary Business
Sign is dependent upon the space occupied. Please
refer to the Sign Placement Drawings.
Size Face.mounted signs (fig. 4.1) are limitad to
thirty (30) square feet of space within the prescribed

Primary window signs are limited to ten (101 square

Color & Finish Although pre-existing identities may
influence the color of a tenant's signage, it is
required that signage colors be compatible with the
architecture. The color scheme should be simple. not
to exceed three (31 separate colors.
Finishes and meteriels for Primary Business Signs
should be of high-quality natural materials and hand.
crafted in appearance Possible materials include:
routed wood. sandblasted wood, car'led wood, natu.
ral metal plates and castings. ceramic tile. glass,
etc. Tenants are strongly encouraged to avoid using
easily distinguishable man.made materials such as
acrylics and other plastics.

Method of Attachment Signs attached to the brick
storefront must use a reliable fastener able to with.
stand weather and normal wear. However. damage to
the building structure must be kept to a minimum.
Display Window Signs
Method of Attachment Signs located on the dis-
play window must be screened directly to the interior
of the glass or applied to the interior using cut vinyl
or paint. Etching, sand.blasting or other techniques

SECONDARY BUSINESS SIgNS
Secondary Business Signs
Message A tenant may use secondary signage
space 10 display hours of operation, services or slo-
gans, as approved by landlord. However, Ihe display
of brand names on the exterior is nor allowed unless
the brand neme is also the trade name.
Placement Secondary Storefront Signs are to only be
placed on the interior surface of the display windows
or on the front-most vertical surface of awnings.
Size The size of a Secondary Window Sign may not
exceed IB"l12", Awning Signing is limited to the lower
vertical portion of the awning, and may not exceed 6" in
height. Pilaster Plaques shall be 18"x 24" maximum size.

Method of Allachment Secondary Signs located on
the display windows must be screened directly to the
interior of Ihe glass or applied to the interior using
cut vinyl or paint. Etching, sand.blasting or other
techniques that permanently change the glass are
not allowed. Secondary Signs localed on awnings
must also be screened directly, painted or a~plied
using cut vinyl.

Awnings
Exterior Awnings are oplion31. The landlord reserves
the right to restrict awning placement from specific
storefronts. Awnings m3Y be retract3ble or fi_ed
Internally illuminated awnings are not 3110wed.
Placement Awnings are to be placed directly above
the entrance and display windows and directly below
the concrete header. Please refer to the proper Sign
Placement Drawing for the eKact awning placement
for a given storefront.
Size & Shape The size of an Exterior Awning will
be 24' in height and equal in width to the concrete
header directly above it (see drawing). All lower cor.
ners of vertical portion of awning shall be rigidly
connected {refer to drawing abovel to avoid exces-
sive motion caused by wind. Please refer to the
proper Sign Placement Drawing to determine the
exact awning area for a given space
The shape of an Exterior Awning will conform to the
drawing above The tenant may choose the decorative
edge they feAl appropriate. with the landlord's approval.
Method of Attachment EKteriar Awnings must use
a reliable fastener able to withstand weather and
normal wear. However, minimal damage to the
structure is required.
Color & Materials Although pre.eKisting identities
may influence the color of a tenant's awning. it is
required that awning colors be compatible with the
existing architecture The color scheme should be
simple, not to exceed three 131 separate colors.
Awning materials should be canvas or a similar
high-strength cloth material. Vinyl and plastics
are not allowed.
WINDOW ADVBRTISINg
Window Advertising is generally discouraged.
However. it is occasionally necessary and should be
handled as follows:
Message The message should advertise or display
the goods or services of the tenant's business.
Placement Window Advertising should be olaced a
minimum of two (21 feet behind the display window.
Interior signage may not be placed within four 141
feet 01 window.
Size Window Advertising may not eKceed 30% of
the total area of a given window. Temporary promo-
tional banners may not e~ceed 30% cf window.
Methods of Attachment This will vary greatly,
depending on the application. However, no elements
of the display should be attached directly to Ihe win-
dow.

Colors & Finishes A color scheme harmonious with
the exterior storefront and signage is required.
Duration An approved advertising display shall not
remain in place more than 30 days. Any greater dura-
tion subject to Owner Approval

Street Address
Localion The Street Address must be placed 24"
above finished pavement, and centered horizontally
on the door glass.
Size The Street Address shall be rendered in 3" let-
ters (measured by cap. heightl,
Method of Attachment The Street Address must be
screened or painted directly to the door glass. or
applied using cut vinyl.
Color The Street Address shall be white in color.
Type The Street Address may be expressed in a
type style to harmonize with the tenant's business
signage, so long as it is legible. Otherwise, the
address shall default to a standard block letter.
