St. Vincent's Hospital - Signage
The applicant seeks the following development standards variance approval:
Docket No. 07120003 V Section 25.07.02-05 e Sign located in right-of-way
The site is located at 13500 North Meridian St. and is zoned B-6 - Light commercial and office uses
adjacent to limited access highways. Filed by Dan Adler ofBSA Lifestruetures.
Analysis: The sign is 72.6 sq. ft. and
9'6" tall. This sign was previously
approved for this site under permit
number S 84-85. This sign marks a
critical entrance into the facility and
needs to be re-installed now that road
construction is complete. The new
placement of the sign will be set back
5' from the newly constructed 10'
path and 90' from the centerline ofthe
road. It will, however, be located within the right-of-way. A consent to encroach application has been
filed with the Department of Engineering and is potentially scheduled to appear on the February 6th
meeting of the Board of Public Works. The Department of Community Services feels that the relocation
of this sign within the right-of-way is necessary and will not negatively affect the surrounding areas. In
fact, it should help traffic flow through this intersection by giving motorists adequate notification of
where to turn for the hospital.

Findings of Fact: Sign located in the Right-of-Way
1. The approval of this variance will not be in,jurious to the public health, safety, morals, and
general welfare of the community because: the sign is an existing and previously approved sign
that is being relocated due to the construction of a new round-a-bout. .
2. The use and value of the area adjacent to the property included in the variance will be not
affected in a substantially adverse manner because: the sign is an existing and previously
approved sign that is being relocated due to the construction of a new round-a-bout.
3. The strict application of the terms of the Zoning Ordinance to the property will result in a
hardship in the use of the property because: The main entrance to the hospital will not be
adequately marked to inform patients where to enter the hospital properly.
Recommendation:
The Dcpt. of Community Services recommends positive consideration of Docket No. 07120003 V after
all concerns have been addressed.
