The applicant seeks primary plat approval for 11 lots on 14.3 acres. Also, subdivisioll waivers
requested are:
Docket No. 07080032 SW sea 6.05.07 homes facing an arterial/collector road
Docket No. 07080033 SW sea 6.U3.07 cul-de-sac length
The site is located at approximately 12210 Shelborne Rd. and is zoned S-l/Residence.

The applicant seeks primary plat approval for II lots on 14.3 acres. This is a density of 0.77 units per
acre, which makes this subdivision exempt from the Open Space Ordinance requirements, since it is less
than 0.85 u/ac.
Regarding the waiver request for the two homes on lots # I & #7 not facing Shelborne Road, a secondary
arterial road: The petitioner has provided a rendering showing the screening of the sides of these homes
with vegetation and a brick wall. The petitioner has provided a rendering of a view from Shelborne Rd,
looking at the sides oUlle homes of lots #1 & #7, with the cntry wall and landscaping. The Department
does not have any issues with this waiver request.
Regarding the waiver request for the cul-de-sac being greater than 600-ft in length: this plat will show
road right ofv'ay platted all the way lip to the west property line. In the event the parcel to the west is
developed, the cul-de-sac will be extended to the west property line to create a through street. Language,
to this effect, may have to be recorded with the plat, along with who will bear the responsibility of the
road extension. Thc proposcd tcmporary cui-dc-sac length is approximately 721 feet.
DOCS concerns/comments:
I. The City Forester, Scott Brewer, sent out review comments on Sept. 18, but has not received a
revised landscape plan or tree preservation plan as of Oct. 25.
2. Engineering Dep't comments: There are some issues with the cul-de-sac/future 'through' street
and the entrance configuration that need to be worked out. Also, DOE has not received a response
to their commcnt lcttcr, as of Oct. 24.
3. The petitioner may be required to commit to the Draft Residcntial Architectural Design
Guidelines. However, the petitioner has already proposed architectural standards. Also, photo
examples 0 f proposed home elevations are in the info packet.
The Department of Community Services recommends the Committee table this item to the
November 29 Committee meeting to provide thepetitioDer time to address all comments &
concerns.
