All survey monuments set or found this survey are flush with the existing grade unless otherwise noted . The within retracementsurvey was commissioned by the dientfor the purpose of retracing the lines and monume nting the comers of Lot 156 in Brookston Place Section 4_ The Theoretical Uncertainty (due to random errors in measurement) of the comers of the subje ct tot established this survey is within the specifications for ai Class B Survey (0.25 feet) as defined in IAC 855. The Uncertainty in the lines and corners of the subject lot due to discrepancies in the record plat is negligib le, The record plat of Brookfield, Sectlon 1, indicates on the face of the document that the original subdi vision monumentation was established to control the location of the within iot corners- The reference rnonurnen tation found and used in this survey, designated as 1, 2, and 3 on Sheet 2 of 2, were "mag" nails found at the street surface. These monuments had only negligible discrepancies in horizontal angle and horizontal distance from record plat geometry, and agreed with physical evidence of possession (curb splits, etc,), The monu ment designated as 1 was held as the basis of this survey and the bearing between it and monument 2 was held a s the basis of bearin4, It is my opinion that the positional uncertainty of the referenced monuments used this surve y with the respect to the kcation of the lines and comers of the subject lot, is not greater than 0.25 feet, The Uncertainty as related to inconsistencies in the limes of possession, a 4 foot tall wooden fence is locate d 0.7 feet west of the subject east line and a 4 foot tall wooden fence which varies from 13.5 feet to 14.5 feet is located north of the subject south line as shown on Sheet 2 of 2, The corners of the subject lot, designated as A, D & E on Sheet 2 of 2, were monumented wrth a 518" rebar with a yellow cap stamped "Schneider Firm 0001" and set flush with existing grade. The comer of the subject lot, designated as B was found monumenteo with a 5J8 inch wabar of unknown origin as shown on Sheet 2 of 2 The copier designated as C voas not set due to a tee stump in its position. The within plat and survey were prepared without benefit of c urrent evidence of source of title for the subject tract or adjoiners and are therefore subject to any statement of facts revealed by examination of such documents. This qualification w1II be removed upon receipt and inspection of current title work and copies of schedule B items listed therein- Certificate of Survey I, Steven W.
