'fhe property that you are working on has some serious drainage shortfalls. The drainage
that comes from the east and travels down the east property line oUhe 6.35 acre tract has
a poor channel to transport the water. Ashbrook has installed a large pipe structure at the
south property line to accept the water but all improved channel is needed to transport the
water to the existing pipe. Ponding and wetlands are issues that should be reviewed.
Other comments:
· The existing well and septic should be abandoned properly.
· Nothing should be constructed or altered that will reduce the effectiveness of the
current drainage and improvements should be considered.
e Wetlands may be an issue.
· A ~asement is not reconunended because of the soil types and high water table
conditions.
Go Sanitary sewer is recommended for the proposed residence.
· Below are descriptions oCtile two soils identified onsite.
Brookstol1 silty clay loam- this soil is clark colored, silLy in texture nnd on depressional
uplands. It is deep and very poorly drained with moderate permeability. It has high
available water for plant growth and high organic matter content. It has compact till
starting at a depth of 40 to 60 inches. The main soil features that affect the urban
development lIses are seasonal high water table, high potential frost action, moderate
silrink-swell potential, moderate permeability and ponded surface water.
Crosby silt loam, 0-3 percent slopes- this soil is light colored, silty in texture and on
sloping uplands. It is deep and somewhat poorly. drained with slow permeability. It has
high available water for plant gro\vtl1 mid medium organic matter content. The soil has

being submitted to the Cannel Board of Zoning Appeals. As shown, one existing house
will be demolished amI reconstructed with ,Ilew house shown ill approximate location.
The second existing house will remain and redescribed within a one acre tract. Property
owner has purchased entire 7.35 acres and desires to divide into two parcels. Carmel
zoning will need appeals to keep right-or-way along IOG1h Street at existing 30' and allow
existing garage to remain in fi'ont of new hOllse construction.
