Before Christmas, Rick Harding' 5 office dropped a new site plan by our office. The "new house" [sn't
appearing on that plan anymore. Also before Christmas, Laurence advised us they were converting the
existing house to. a poolhouse? Or, partial poolhouse. I don't recall now. And, they would no. longer be
splitting the property? At any rate, Harding has not provided us with any new information in the way of
construction plans and very little explanation about the new site plan.
This project has languished around longer than we like; Laurence, we would find it very helpful to get an
e.-mail from you outlining the latest status of this property.. .what they're approved for NOW by P&Z;
then we can call Harding and advise him to come in and meet with us so that we have a better picture of
what to require in the way of construction plans.
Can you help us out please?

I have spoken with Terry Miller in Rick Harding's office this date and advised her to pull the: Letter of
Grant and remind Harding of the deed commitment and the R-O-W commitment. I asked Terry the
address of the (me-story home there now: It is 10495 Trebah Circle.
This isn't in City View- -and we don't have a parcel number. Do we await the deeds and get parcel
numbers? Let us know how to proceed with respect to the address problem.

Our office has reviewed the Developmental Standards Variance petitions filed by you. on
behalf of Rick Harding, Ltd., for the Turkle Tract at 3665 West 106th Street. The following are
comments that need to be addressed:
Application:
o The Developmental Standards Variance Application form appears to be complete as filed.
o Please remember to provide fully filled out Findings-of-Fact sheets for the Special Use
Amendment and each Developmental Standards Variance the night of the meeting for the
Board's use. Also remember to fill out the Docket No. and date on each Ballot Sheet for the
Board. The Findings-of-Fact and Ballot Sheet must be collated.
Plans:
o Please contact Steve Broermann of the Hamilton County Highway Department at
317/773-7770 regarding dedication of the required fifty-foot (50') half right-of-way for
West 106th Street along the frontage of this property.
o This property is in the Clay Township Regional Waste District's service area. Sanitary
sewer service is available in the Ashbrooke Subdivision south and west of the property.
When permits for any new home on the property are sought, the owners should contact
the District at 317/844-9200 about making a sanitary sewer connection. Connection to
sanitary sewer may be required by the District.
. Please submit draft copies of the deeds for the two consolidated properties to the
Department of Community Services for review. Once these petitions have been resolved
