41. Docket No. 07090014 DP/ADLS: Weston Park, lot 2 - Mike's Carwash
The applicant seeks site plan and design approval for a car wash. The site is located at
10580 N. Michigan Rd. and is zoned l-lIIndustrial within the US 421 Overlay. Filed by
Jim Shinaver of Nelson & Frankenberger for Mike's Car Wash Inc.
The applicant seeks site plan and design approval tor a carwash facility on approximately 1.07 acres. Just
west of this site will be the recently approved LA Fitness. Please see the petitioner's revised information
paqket for more detail.
The applicant seeks tbe following development standards variance approvals (on Jan. 28) from the Board
of Zoning Appeals from:
Section 23C08.02.A: for Reduction of required front yard greenbelt
Se~tion 23CI LA: for Reduction of required number of parking spaces
Section 23ClO.02.2: tor Reduction in perimeter landscaping
Section 23C.ll.G:lor Car stacking visible Irom Michigan Road
Section 25.07.02-09: for Increase in permitted wall sign size
Section 25.07.05: for Two drive-through menu boards requested
Section 23C09.D: for Partial relief from building fayade break requirements
At'the January 8 Special Studies Committee meeting, the linal motion was 3-0 approval to forward the
petition to Plan Commission with no recommendation, conditioned upon petitioner submitting all
requested materials and paperwork to the Department prior to the January 24 meeting.
DOCS comments/concerns:
I. The City Forester has two minor requests: placing the landscape informatiOl1on an engineered
site plan and possibly switching the low growing trees to the front (toward US421) and the larger
maturing trees to the rear of the greenbelt due to the overhead electrical lines that run through that
area.
2. The Hamilton County Highway Dept. update: there are no issues.
3. Hamilton Co. Surveyor's Office update: there is nothing holding up the project, but HCSO will
need to work with the petitioner through the construction plan review phase.
4. Again, please revise the lighting plan to show less than or equal to a 0.3 foot-candle measurement
at the property lines, per the US 421 Overlay ordinance requirements.
The Department of Community Services recommends the Commission approve this item, after all
questions/concerns are addressed.
