Docket No. 07090014 DP/ADLS: 'Weston Park, lot 2 -lVlike's Carwash The applicant seeks site plan and design approval for a car wash. The site is located at 10580 Michigan Rd. and is zoned I-IILndustrial within the US 421 Overlay. Filed by .Tim Shinaver of Nelson & Frankenberger for Mike's Car Wash Lne. The applicant seeks site plan and design approval for a carwash facility on approximately 1.07 acres. Just west of this site wi II be the recently approved LA Fitness. Please see the petitioner's revised information packe~ for more detail. Recent changes have been made to the landscape plan, building & vacuum facility locations, increased car stacking area, and drainage easement relocation The applicant is currently seeking the following development standards variance approvals (Jan. 28) from the Board of Zoning Appeals from: Section 23C.08.02.A: for Reduction of required front yard greenbelt Section 23C.II.A: for Reduction of required number of parking spaces Sectiqn 23C.1 0.02.2: for Reduction in perimeter landscaping Section 23C.II.G: for Car stacking visible from Michigan Road Section 25.07.02-09: for Increase in permitted wall sign size Section 25.07.05: for Two drive-through menu boards requested Sectiqn 23C.09.D: for Partial relief from building f'1<;ade break requirements DOCS commcntslconcerns: I. The City Forester noticed deficiencies in the 30-foot greenbelt and the west bufferyard plantings, however, he has been made aware of the petitioner's variance requests regarding these. 2. The petitioner should provide the approval status of the Hamilton County High way Dept. 31. The petitioner should provide the approval status of the Hamilton Surveyor's Office. 4. Copies of full size (24" x 36") revised plans, landscape plan, and elevations are requested. 5. On landscape plan, show the location of the multi-tenant ground sign. 6. Electronic copies of the site plan and building elevations have been requested. 7. Please provide a copy of the drainage calculations. 8. Please verify that he building height is noW at least 20-ft, or provide revised to-scale building elevations. 9. Please revise the lighting plan to show at most 0.3 foot candLes at the property lines. 10. Please provide the outcome of your investigation into possibly using Green, LEED or "screen" site design practices. Department of Community Services recommends the Committee forward this item to the Thursday, January 24 Plan Commission meeting with a favorable recommendation, after all questions/concerns are addressed.
