Thc site is located at 10580 Michigan Rd. and is zoned I-l/IndusLrial within the US 421 Overlay. Filed by Jim Shinaver of Nelson & Frankenberger for Mike's Car Wash Tnc. The applicant seeks site plan and design approval for a carwash facility on approximately 1.07 acres. Just we~t of this site will be the recently approved LA Fitness. The applicant is currently seeking the following development standards variance approvals (Nov. 26) from the Board of Zoning Appeals from: Seotion 23C.08.02.A: for Reduction of required front yard greenbelt Section 23C.ll.A: for Reduction of required number of parking spaces SeCtion 23C.l 0.02.2: for Reduction in perimeter landscaping SeCtion 23C.11.G: for Car stacking visible from Michigan Road SeCtion 25.07.02-09: for Increase in permitted wall sign size Section 25.07.05: for Two drive-through menu boards requested Section 23C.09.D: for Partial relief from building fa(;ade break requirements DOCS comments/concerns: 1. The City Forester will need time to review the amended landscape plan, which he just received on 11/1412007. He has a meeting set with the projects' representatives for 11/16/2007. 2. The petitioner should provide the approval status of the Hamilton County Highway Dept. 13. The petitioner should provlde the approval status of the Hamilton Surveyor's Office. (There is an issue with the location of the regulated legal drain and the location of the budding that will be worked Ollt soon.) 4. As of November 15, the developer has not responded to DOCS' review letter of 43 comments, which was sent Ollt on October 31. 5. Copies of full size (24" x 36") revised plans, landscape plan, and elevations are requested. I Department of Community Services recommends the Plan Commission forward this item to the November 29 Special Studies Committee meeting for further review.
