Petitioner seeks approval of the following Developmental Standards Variances:
V-30-02 125.7.01-2 22.22-square-foot traffic directional sign #1
V-31-02 125.7.01-2 22.22-square-foot traffic directional sign #2
The site is located at 10850 TO\Vlle Road. The site is zoned S-l/Residence - Very Low
Density.
In deciding whether or not the applicant has presented sufficient proof to permit the
granting of a variance of development standards, the Board shall detennine in writing
that:
1. The approval will not be injurious to the public health, safety, morals and
general welfare of the community;
The continued existence of the two oversize traffic directional signs on this site
will not be injurious to the public health, safety, morals and general welfare of the
community because the signs are an existing violation that has never proven to be
injurious to the public health, safety, morals and general welfare of the
community.
2. The use and value of the area adjacent to the property included in the
variance will not be affected in a substantially adverse manner; and
It is the Department's opinion that the use and value of the area adj acent to the
property will not be affected in a substantially adverse manner by allowing the
oversize traffic directional signs to remain.
3. The stri~t application of the terms of the Zoning Ordinance will result in
practical difficulties in use of the property.
The strict application of the Zoning Ordinance will result in practical difficulties
in the use of the property. Educational institutional uses are often visited by
people who need additional guidance to efficiently navigate the sites because they
are unfamiliar with the site and building layouts.
The Department recommends that the Board suspend the Rules of Procedure in order to
vote on these two petitions simultaneous Iv.
The Department recommends favorable consideration of these petitions.
