Re.: Appel Heating & Air Conditioning
530 South Rangeline Road
Carmel, Indiana
KWA Project No. 0202-070
PROJECT NARRATIVE
Keeler~Webb Associates is acting as agent and engineer for, Appel Heating & Air Conditioning
who will be the owner-occupied developers of the above property. The proposed structure shall
consist of a 1,955 sq. ft. addition to the East side of the existing masonry building. The subject
site lies on the west side of the street in an existing building. A vicinity map of has been
provided in exhibit No.4.
c- \
U
Appel Heating & Air Conditioning needs the additional office and storage space the new building
addition will provide. The facility will provide one overhead door and two office access points
along with required parking for employees and clients. The parking and drive isles have been
laid out to accommodate the most logical traffic pattern for passenger cars, overnight deliveries,
and occasional semi-trailer deliveries.
u
u
u
[J
u
U
r
U
LJ
The drive isles have been designed to accommodate a circular traffic pattern with an 'entrance
only' access on the existing north curb cut and 'exit only' through the south curb cut. This site
and the adjoining properties share parking and access to Range/ine Road. The facility will
require 10 parking spaces for clients although typically, only four to five employees will operate
out of the building on a daily basis.
All Stormwater will be collected on-site via storm sewer and swales and conveyed to the
proposed detention pond on the west portion of the site. This project includes a petition to
reduce or eliminate the required buffer yard landscaping with the Carmel BZA.
This project will be reviewed at the City of Carmel TAC. Meeting held on May 22,2002.
Respectfully,
KEELER-WEBB ASSOCIATES

CARMEUCLAY BOARD OF ZONING APPEALS
CARMEL,INDIANA
Docket No.:
Kenneth R. Appel & Margaret Appel Winter
Petitioner:
FINDINGS OF FACT. DEVELOPMENTAL STANDARDS VARIANCE
1.
The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the
community because:
the installation of buffer yard landscaping would interfere with access to
the site t6 the site. create hardship for adjoining properties for parking
and access., and would create site distance problems
2.
The use and value of the area adjacent to the property included in the variance will not be affected in a
substantially adverse manner because:
the proposed building addl tion will enhance the property and increase the
value of teh structure on the site.
3.
The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the
use of the property because:
it would eliminate existing access tD(the rear of the site. restrict shared
parldng and access with adj oining properties.
DECISION
IT IS THEREFORE the decision of the Carmel/Clay Board of Zoning Appeals that Developmental Standards Variance
Docket No. is granted, subject to any conditions stated in the minutes of this
Board, which are incorporated herein by reference and made a part hereof.
