Dear Mr. Appel & Mrs. Winter,
At the meeting held Thursday, June 6, 2002, the CarmeVClay Board of Zoning Appeals took
the follovving action regarding the Development Standards Variailce petition filed by Adam L.
DeHart of Keeler-Webb Associates on behalf of Appel Heating & Air Conditioning for property
located at 530 South Range Line Road:
APPROVED with Conditions: Docket No. V-37-02, a Development Standards Variance of
Section 26.4.5(c) in order to forego bufferyard plantings on the north and south lot lines. The
Board voted three (3) in favor, zero (0) opposed, thereby approving the petition with the
following Conditions agreed to by the petitioner's representative:
1. That the applicant revise the curb radius of each drive per the direction of City
Engineer. The revised design shall require the review and approval of the Carmel
Board of Public Works.
2. That the applicant provide a cross-access easement within the area south of the
proposed building. This area shall mn, at a minimum, between the right-of-way
of Range Line Road (to include the entire drive) and the rear of the existing
building.

Please be advised that per Section 30.5.5: Time Limit of the Zoning Ordinance, the
aforementioned Developmental Standards Variance approval is valid for one (1) year. By that
. '
time, either continuous construction of site improvements must be underway, or a written request
for a one-time, six-month extension of the. approval must have been received and approval
granted by this Department prior to the' expiration date. The expiration date of this approval is
Friday, June 6, 2003.
