Docket No. 08010012 ADLS Amend: Original Plat of Carmel, Lot 13 - Simply Sweet Shoppe & Second Story Playhouse The applicant seeks approval for building fa~ade and signage modifications. The site is located at 30 N Range Line Rd and is zoned B-2/Business within the Old Town Overlay, Histone Range Line Sub area. Filed by Jill Zaniker. The applicant is seeking Committee approval for building fac;ade changes and a new sign. Two new businesses wiLl be going into the previously "Missing Pieces" retail store. The new sign wi 1I utilize the existing wrought iron frame and a new panel will be inserted. The new panel will be 20 sq. ft., \vhich is essentially 10 sq. ft. per business. The Department is in support of this proposed change. The building far;ade changes involve adding a new front entry. This will include installing two new doors and steps leading up to the door. The roof line will be extended to cover the new doors to create a porch. Railing will be added, as well as decorative columns. The new roof/porch will match the existing shingles and have a decorati ve pediment and scroll detail facing the street. The second story will also have a new gable roof added above the two windows on the northeast comer of the house facing Rangeline Rd. This addition will also add new decorative pediments and scrolhng details. A new decorative fence will be added on the roofto enclose the second window from the left on the second story on the east fa9ade. New windows will be added to the first floor east fayade to match the windows on the rest of the house. On the rear ofthe building, a new concrete ramp and fencing will be added for ADA compliant access to the building. The awnings on the front (east) of the building will also be removed. Note: This item only requires final approval by this committee. The Department of Community Services recommends the Special Studies Committee approve the request after aU comments and concerns have been addressed.
