SPECIAL STUDIES COMMITTEEE
DEPARTMENT REPORT
FEBRUARY 5, 2007
5. Docket No. 08010020 ADLS Amcnd: Medford Placc Retail Centcr - Signage
The applicant seeks approval for one new ground sign. The site is located at 10485 N. Michigan
Rd. It is zoned B-3/Business. Filed by Paul Reis of Bose McKinney and Evans, LLP.
The applicant is requesting Committee approval of a new ground sign for Medford Place. The sign will be
located along the private drive that leads to Super Target from 106111 St. along Michigan Rd. Two
variances were requested and granted on Monday, November 26, 2007fi,om the Board of Zoning Appeals
for ground sign not facing a right-of-way and number of signs per tenant. The proposed sign will be 5'
tall by 7'6" wide. (37.5 sq. ft.) The actual sign area will only be about 8 sq. ft. 60 sq. ft. is permitted by
the Sign Ordinance. This sign area will house 6 tenant panels that will hopefully give greater visibility for
the tenants of Medford Place.
The sign is a prefabricated sign made out of high density expanded polystyrene, high density urethane,
and aluminum. It will be finished with. a textured paint in both red and ivory tones. The Department
understands the desire for a less expensive, pre-fabricated sign. However, we feel that the proportion of
the side "columns" is too large for tbe sign. The Depmiment believes that more sign area could be utilized
with a different style/type of sign which would thus allow for greater readability of the tenant panels.
We would ask the applicant to consider perhaps a different style of prefabricated sign that would utilize
more sign area and less structure.
Note: This item ouly requires final approval by this committee.
The Department of Community Services recommends the Special Studies Committee approve the
request after all comments and concerns have been addressed.
