Dear Carmel/Clay Board of Zoning Appeals Members:
We are replatting Lot 46 in the Little Farms Addition to the Town of Home Place. The
lot is .675 acres and is bordered on the west by Ethel Ave and the east by the Monon
Trail. We are splitting the lot into two lots. The north lot is zoned R-3 and the south lot
is zoned R-I.
We are applying for relief from obstruction of drainage requirement 25.9 and the side
yard setback for accessory building requirement 25.1. 1 (B)(3)(b)(i)(b). This is in order to
leave an existing accessory building in position, The existing structure was built prior to
1950 on a poured fOWldation. There will additionally be a 15' drainage easement
between the two properties, which will accommodate the necessary use.
