Carmel Dr. and is zoned 1-1 - Wide variety of industrial, commercial and of I ice uses. Filed by Rich Williams, Sign-A-Rama Indy South. General Info: The applicant is seeking approval for a new ground sign to be located at 505 W. Carmel Dr. The variance is needed because the sign will be located at the entrance to the site, whieh is off premise due to the placement of the property line. Analysis: The sign is going to be located on the west side of the entrance at Carmel Dr. The sign will be 5.5' tall by 10' wide. It is 55 sq. ft. in area. The Sign Ordinance allows 60 sq. ft. and 6' tall. It will have the Applicant's name and address on the building, as well as an arrow notifying clients that the building is located at the rear of the property. Ritron owns the land where the sign will be placed and has given consent for the sign to be located on their property. They understand that they may not have their name on the sign. This would require additional vanances. The Department is in support ofthis variance because of its location at the rear of the property. This sign will be the only one the applicant has and it makes sense to locate it at the main entrance/access point to their site. Findings of Fact: Sign located in the Right-of-Way I. The approval of this variance will not bc Injurious to the public health, safety, morals, and general welfare of the community because: the business is an automotive repair shop, similar to other such businesses. 2. The use and value of the area adjacent to the property included in the variance will be not affected in a substantially adverse manner because: the area is presently zoned I-I, wide variety of commercial, industrial, and office uses. 3. The strict application of the terms of the Zoning Ordinance to the property will result in a hardship in the use of the property because: Hubler Express Collision requires a sign near W. Carmel Dr. entrance to their customers can locate the business. Recommendation: The Dcpt. of Community Services recommends positive consideration of Docket No. 08010021 V after all concerns have been addressed.
