5-6h. North Meridian Medical Pavilion - Signage
The applicant seeks the following development standards variance approval:
Docket No. 07080011 V Section 25.07.02-10 N umber of signs facing ROW - Bldg. A.
Docket No. 07080012 V Section 25.07.02-10 Number of signs facing ROW - Bldg. B.
The site is located at 12188 N. Meridian St., and is zoned B-6.

General Info: The
applicant is seeking to finalize
approval for a sign package for
NOIth Meridian Medical
Pavilion. CutTent tenants of
Building A are Urology of
Indiana and Midwest Fertility.
A variance was previously
granted for the both of these
signs to be oriented east
towards Meridian St. Due to
the completion of Illinois S1.
and additional/future tenants
seeking signage, the applicant
is asking for two signs to face
Illinois St. per building, as
well as two signs to face
Meridian S1. on Building B (to
match Bldg. A).
Analysis: The existing
signage on Building A is 95
sq. [1. in area and is 5 sq. n.
less than what the Sign
Ordinance permits. The new
signage proposed lor Building B would also be 95 sq. ft. facing Meridian St. Signagc facing Illinois St.
will be allowed 115 sq. ft., which is the maximum square footage allowed at the closest point of the
Illinois St. right-of-way from Building B. For consistency's sake, all signs (Building A & B) will only be
allowed liS sq. ft. Because the building is ovcr 250' wide, and the placement of the signs are such that it
is not obtmsive or excessive to drivers or the architecture ofthe building, the Department feels that having
two signs per building per frontage is acceptable.
Findings of Fact:
1. The approval of this variance will not be injurious to the puhlic health, safety, morals, and
general welfare of the community because: the proposed signs fall under the allowable area tor
wall signs, they meet proper setbacks and are tasteful in sizc and nature.
2. The use and value of the area adjacent to the property included in the variance will not be
affected in a substantially adverse manner because: Properties to the north and south are
commercial/medical/retail with similar sign programs. This signage will generate more patients to
the area and help direct them to the appropriate building.
3. The strict application of the terms of the Zoning Ordinance to the property will result in
practical difficulties in the use of the property because: Signage in the medical market is
critical for helping patients locate their doctor. Most patients recognize a sign on the building
before they see or recognize an address. Without the ability to put two signs per elevation, Lauth
Property Group, their tenants and their patients will be seriously disadvantaged.
Recommendation: The Dept. of Community Services recommends positive consideration of Docket
No. 07080011 V and 07080012 V after all questions/concerns are addressed.
