The perimeter of the real estate is outlined in the aerial photograph included under Tab 2. The real estate is zoned OMJMU (Old Meridian/Mixed Use). The Keystone Group intends to develop real estate to allow an upscale retail/office building. Perspectives of the building are included under Tab 4, and a rendering of the site plan is included under Tab 3. The other drawings comprehensively detailing this request are itemized in the Table of Contents. In order to allow this landmark building, a use variance and development standards variances are requested. The use variance is requested in order to allow a veterinarian to occupy approximately 6,000 square feet. The veterinarian use will comprise an office, clinic, retail, and commercial kennel. In that commercial kennel is not listed as a permitted use within the Old MeridianlMixed Use district, a use variance is necessary. In this regard, the veterinarian clinic will be state-of-the-art, and will incorporate ample sound and odor mitigation measures. Moreover, the commercial kennel will be entirely indoor and will replace the outdoor kennel now existing on the northeast corner of the corridor of Old Meridian Street and Main Street. In addition, the follow development standards variances are requested: 1. Number of Signs - This landmark building will be designed according to the principles of new urbanism and, as such, the building will be situated close to Old Meridian, with the parking in the rear. In this regard, variances are requested to allow signs on the back elevation of the building, as well as on the front elevation of the building; 2. Location of Signs - Variances are also requested to allow signs, for anchor tenants, on the sides of the building; and 3. Awnings - The building includes not only first floor awnings, but also an upper-story sunscreen and a cover above the entrance. While both the upper-story sunscreen and the cover above the entrance will be constructed of metal or aluminum, both will be painted and will have non-reflective sULfaces; however, because both the upper-story sunscreen and the cover above the entrance will be made of metal or aluminum and may be characterized as awnings, development standards variances are requested. In addition to the use variance and the development standards variances requested of the Board of Zoning Appeals, it is also necessary to obtain ADLS and DP approval from the Plan Commission. To this end, on March 18,2008, we wi II present this matter to the Plan Commission, as well. We look forward to reviewing this request with the Board of Zoning Appeals on Monday, February 25, 2008. To achieve all three in a D single luminaire requires Kim's expertise. The CC optical system utilizes a horizontal lamp orientation to achieve sharp cutoff and a flat lens configuration for minimum visual brightness, The primary reflector panels are highly specular to achieve precise ~ distribution and cutoff. A careful redirection of the uplight spreads light downward to properly fill the mid-ranges. while excessive straight down illumination is avoided by the elimination of downward reflecting surfaces. D D o o A. High-angle maximum candlepower and sharp cutoff are produced by the smooth specular side panels. DB. A specular peened upper reflector spreads light into the mid-range. gradually increasing the intensity toward higher angles while avoiding any low-angle reflections. C. At low angles, bare lamp illumination is adequate. n eliminating the need for downward reflecting surfaces to W optimize uniformity. D D U ~~ U A. Typical horizontal lamp luminaires produce excessive straight- down illumination in relation to the side throw. This causes poor uniformity. n B. The CC's reflectors have reduced straight-down illumination with .., increased side throw. This produces excellent pole spacing and uniformity. ~ o U 4 Rotatable Optics All CC reflectors are field rotatable in 900 increments. This allows design flexibility in producing very high illumination levels for special applications, or maintaining a constant fixture geometry in relation to surrounding architecture. ~@~~ Types II, III or IV reflectors can be rotated into a parallel orientation with a standard dual mounting configuration. This provides very high illumination levels often required for tennis courts and automobile dealerships. Design Flexibility If a constant fixture alignment is desired, single or dual mounts can remain in the same orientation while rotating reflectors to change light patterns. For single post top mounts, the fixture yokes can be installed in alignment throughout the site with reflectors rotated to optimize light distribution, GJ 08 + % + KIM LIGHTING D ~ D D ~ D D u ~ Q D D o Q D D o ~ Four Light Distributions The CC series offers a selection of light distributions to tailor the lighting system to site geometry. The following distributions are available: Type II: Typically used as a single fixture for narrow roadways or alleys, and as a dual mount for site entrances. Available in 17: 21'and 25'. Type III: Typically used as a single fixture for roadways, pathways or site perimeters, and as a dual or quad mount for site lighting. Excellent for wall mounting. Available in 17: 21: 25' and 29~ Type IV: Typically used as a single fixture for site perimeter or wall mounted. Excellent results with houseside shield option. Available in 17: 21: and 25' Type V Square: Typically used as a single, dual or quad mounting for general open site lighting. Available in 17: 21: 25' and 29'. Where light trespass must be controlled on adjacent property, houseside shielding is available on Types II, III, or IV asymmetric distributions. ~ Seven Mounting Configurations ~...+~ P"-' ~ 1 ----- -- .. ~~I - Seven mounting configurations are available using one to four fixtures per pole, plus single wall mounting. 6) I.E.S. The goal was to produce a housing with very D high strength, low weight and aerodynamic drag, simple geometry, and basic architectural compatibility. The logical solution U was a clean cylinder accented by horizontal reveals. Our precision computer-controlled spinning process is used to Q produce the clean, crisp housing with consistent wall thickness and smooth sides. Three reveals are rolled into the O housing for stiffening and to create a smart, classic profile. The final process adds a support flange by mechanical D hemming. eliminating welds and fasteners. ~ ~ o ~ . ... ~ .... ~ ... The key element of this design is a single tube system which spans the lens n frame with longitudinal welding i.I at the hub. A round housing produces 40% less E.PA (Effective Projected Area) than a square housing having the same width and height. This translates to a large potential savings, as lighter gauge poles may be utilized. The same percentage decrease also applies to post top mounted fixtures. L 0.7 1.5 Sealed Optics In outdoor lighting it is not enough to seal the optical chamber from outside air, moisture and insects. Some of these contaminants can also enter through internal wireways, which is why all CC optics are totally sealed inside and out. This assures maximum performance between maintenance cycles which are typically three to five years. "'~ ...
