FINDINGS OF FACT -j-DEVELOPMENTAL STANDARDS VAIUANCE The approval of this variance will ;not be injurious to the public health, safety, morals and general welfare of the community because: The ground signage is in keeping with the context of both Carmel and ProVidence at Old Meridian. The sign will be constructed witl~ high quality materials and in accordance with all rules and regulations relative to the publicI health and safety and will not interfere with visibHity of motorists. In particular, the sign will be setback as to not interfere with the corner vision clearance. 2. The use and value of the area adjaqent to the property included in the variance will not be affected m a substantially adverse manner because: The propused sign is consistent ''lith the aesthetic integrity of the surrounding properties/neighborhood, includi!ngProvidence at Old Meridian and the City of Carmel. Providing a cohesive community enhances the value of the greater community. 3. The sh"ict application of the terms Qf the Zonmg Ordinance to the property wtll result in practical difficulties in the use of the property because: Without a variance, no sign woul9 be ,allowed in this location. Without such identiJication, motorists and. pedestrian would not be able to differentiate the subject property from uther multifamily communities in this corridor on Guilford. This decreased visibility would effectively hinder the community from comBeting fairly in the marketplace. NUMBER & TYPE 25.7.02-2e. LOCATION Our request is to allow an increase m the nUFber of ground signs from one to two, at a location other than the entrance to the community. Even though th~ Arbors of Carmel/Villages at Providence has a signIficant amount of frontage along Guilford Drive, a ground sim'l is only allowed at the enh'ance along Carmel Dnvc. A second ground identification sign is necessary along Guilford Drive to differentiate Providence from the other adjacenL apartment communities, Signage plans have bcen designed to create a sense of identity consistent with the style and theme of Providence at Old Meridian, The '.Vfought iron monument will have external lighting and various planting embellishments while at the same time reflect the architectural character of the community.
