Old National intends to remodel the existing building into a bank branch center. The proposed remodeling will completely renovate the exterior of the building through the use ofa variety ofhigh quality construction materials. Except for this renovation and the installation of ATM facilities on the north side ofthe building, the building will remain substantially the same. However, developmental s~andards variances will be needed for signage and perimeter lighting and, by reason of the dedication o[additional right-of-way, developmental standards variances will also be needed from buffer yard and building set back requirements. Included with this application are a site/landscape plan, elevations on which signage is superimposed, the proposed ground sign, and the lighting plan. By this application, Old National Bank is requesting all developmental standards variances necessary to permit the improvements shown on these drawings. u u EXHIBIT "C" CARMEL/eLA Y BOARD OF ZONING APPEALS CARMEL, INDIANA Docket No.: Petitioner: A. 1. Armstrong, Inc. FINDINGS OF FACT - DEVELOPMENTAL STANDARDS VARIANCE 1. The approval of this Variance will not be injurious to the public health, safety, morals and general welfare of the community because the proposed variances will not have any affect on public health, safety, morals, and general welfare of the community and, in part: the requested variances are necessitated by reason of the dedication of additional right-of-way. 2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because the requested variances are necessary to improve the existing building and are necessitated, in part, by the dedication of right-of-way. 3. The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the use of the property because variances are needed for sufficient lighting and signage and, absent the variances, a practical difficulty will exist in both maintaining the footprint of the existing building and dedicating right-of-way. The low profile rounded form generates wind loading requirements of only 1.2 EPA in a 1-way configuration. LENS ASSEMBLY: A Single-piece die cast aluminum lens frame hinges down from the housing and is secured by a stainless steel lanyard al1d hinge pin.
