The approval of this variance will not be injurious to the public health, safety. morals and general welfare of the community because: The building will not be used or seen by the general public. It will store maintenance equipment to assist in maintaining the vacant lot and adjacent homesite. 2. The use and value of the area .adjacent to the property induded in the variance Will not be affected in a substantially advefSe manner because: The value of the adjacent lots to the building should not decrease. The building will match architecture of the adjacent home and is located approx 50' South and '" 540' North of the property lines. 3. The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the use of the property because: Without the building at the proposed location, the vacant lot and the homesite will be more difficult to maintain and the lift station will continue to be an eyesore from the property owner's home. The use and value of the area adjacent to the property included in the variance win not be affected in a substantially adverse manner because: The floodway limits will not be increased by placing fill as proposed. .w- 3. J. Klein & Associates The applicant requests two variances of the Developmental Standards for the City of Carmel, Indiana. The variances requested are for the construction of a maintenance building on a vacant lot. This building will store maintenance equipment to service the vacant lot in which it is proposed and the adjacent homesite. Variance #1 V-148-02 The applicant requests a variance to Ordinance 25.1.1.A.2, to construct an accessory building without a main building. The proposed location of the building on the vacant lot would allow the homeowner's backyard to remain undisturbed. If the building were to be placed in the backyard there is not an adequate location to screen the view from the home of the existing sewage lift station across the creek. Variance #2 V -149-02 The applicant requests a vmiance to Ordinance 25.9, to fill for an accessory building within the Floodway. This variance would allow the building to be constructed in a location, which blocks the view of a nearby lift station from the home. Currently, the lift station is visible from the backside of the home and is less than an attractive view. This location would place the maintenance building in the line ()f sight between the home and the lift station.
