FINDINGS OF FACT - DEVELOPMENTAl STANDARDS VARIANCE
1. The approval of this variance will not be injurious to the public heedfu, safely. morals and general welfare of the
community because:
The building will not be used or seen by the general public. It will store
maintenance equipment to assist in maintaining the vacant lot and adjacent
homesite.
2. The use and value of the area adjacent to the property included in the variance will nat be affectecl in a
substantially adverse manner because:
The value of the adjacent lots to the building should not decrease. The building
will match architecture of the adiacent home and is located approx 50' South and

540' North of the property lines.
3. The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the
use of the property because:
Without the building at the proposed location, the vacant lot and the homesite
will be more difficult 'to maintain and the lift station will continue to be an
eyesore from the rroperty owner's home.
DECISION
IT IS THEREFORE the decision of the Carmel/Clay Board of Zoning Appeals that Developmental Standards Variance
