EXPLANATION OF VARIANCE REQUESTS
The applicant, Cannel Penn Physicians Plaza, LLP ("Carmel Penn Physicians"), is the
owner of a parcel of real estate that is located north of 1l61h Street and west of and adjacent to
Pennsylvania Street. The site is west of and adj acent to the Conseco headquarters building.
The site is zoned B-6 (Business) and Carmel Penn Physicians is constructing a medical
office building that will accommodate multiple tenants affiliated with the medical care industry.
Carmel Penn Physicians is seeking approval of the following (9) signs, the locations of
which are shown on Exhibit C":
1. One (1) numerical address wall sign on the southern end of the eastern elevation of
the building. Tbis sign is depicted on Tab 3.
2. Four (4) individual tenant wall signs.
a. A tenant wall sign on the eastern end of the northem elevation that is depicted
on Tab 1.
b. A tenant wall sign on the northern end of the eastern elevation that is depicted
on Tab2.
c. A tenant wall sign on the southern end of the eastem elevation that is depicted
on Tab 4.
d. A tenant wall sign on the eastem end of the southern elevation that is depicted
on Tab 5.
Please note, the tenant wall signs included within this brochure identify the same
tenant, "Urology of Indiana". However, these 4 tenant signs would actually contain the
names of different tenants. We included this sample tenant sign to give tbe BZA an idea
on how this sign would appear.
3. One (1) ground sign that is depicted on Tab 6.
4. One (1) tenant directory sign under the portico on the westem elevation of the
building that is depicted on Tab 8.
5_ Two (2) safety signs notifying drivers of the clearance height of the entry way canopy
that are depicted on Tab 7 and Tab 9.
To allow the above-described signs, Carmel Penn Physicians is seeking the following
variances from Sections 25.07.02-10 (b) and 25.07.02-10 (c) of the Sign Ordinance: (i) larger
address numbers on the eastern building elevation; (ii) additional signage on the site and
building; (iii) additional wall signs facing a right-of-way; (iv) wall signs that do not face a right-
of-way; and, (v) wall signs that exceed, in the aggregate, the permitted square footage.

Various tenants will occupy this medical office building and sufficient signage is
important. The proposed sign plan is designed to provide notice to patients so that they are not
distracted fi.om their driving as they try to locate this building.
We look forward to presenting this request to the Board of Zoning Appeals at its March
24th 1 .
