Dear MeTrtbers:
On October 2&, 2002, Mel'chants Pointe Associates (The Linder Cotnpany), will present to the
Board of Zoning Appeals it's request for a sign variance pennitting one, (1) identification sign for
each of the three (3). retail tenants to be located on the first. floor of the two-story building p lalmed fOJ
Lot 6 in Merchants Pointe. By way of introduction, Merc.hants Paiute Associates is the owner and
deveJoper of the mixed use development known as Merchants Pointe and located at the southwest
cotner of 1 1 6th Street and Keystotre AVenue. Except fot Lot Number 6, Merchants Pointe is nearing
completion with the anticipated near term occupancy of the Fonull Credit Union. As approved by the
Plan Commission, the planned two-story building for 'Lot 6 wil) contlin not more than three (3) retail
tenants on the first floor, and office use on the second floor, with each .of the tenants to have signage
in accordance with the sign package approved by the Plan Commission.
UndeI: the Carmel Si'gn Ordirlance, the two-story building is categorized as a multi-tenant,
multi-level building 3l1d individual tenant si'gnage is not pemlitted.
Because of the importance of identification to retail tenants, Mercbants Pointe is requesting a
sign yariance permitting a single identification sign for each of the three (3) retail tenants.
Enclosed is, a front ekv{itioll of the two-story building for Lot 6 with signage as approved by
the Plan Commission and a site plan showing the location aLLot 6 directly west of Borders.
