1. Docket No. 08020002 ADLS Amend: Weston Pointe - Outlot 3 -Pizza Hut Express
The applicant seeks approval for building and site modifications for a restaurant pick-up window.
The site is located at 11145 N. Michigan Rd. and is zoned B-2/Business within the US 421
Overlay. Filed by David Gilman of Williams Realty Group.
'T'hc applicant is requesting approval for building and site modifications for a restaurant pick-up/drive-thru
window for Pizza Hut Express. The site is located on Outlot 3 of Weston Pointe which is located at the
northwestern-most portion oftbe site, with the building front oriented directly to Michigan Rd. The
proposed change would affect the north side of the building with the removal of some decorative grasses
and part of the northem planting strip. The applicant would like to add a stacking lane on the northeast
comer of the building that would eliminate four parking spaces along the eastern side of the building for
stacking purposes. The applicant will still meet the parking regulations because they will have 48 spaces.
This is two more than they arc required to have per our Zoning Ordinance.
The dumpster location will not change. The existing trees and shrubs located in front of the parking
spaces that will be taken will not be disturbed. However, the trees and shmbs located around the dumpster
as screening devises will be removed. This will he the proposed stacking lane. The addition of the
stacking lane will change the direction oftraffic flow through the east (rear) parking lot and north driving
lane - it will be one way instead of two way traffic. There will also be a cut-out into the north side of the
building to allow for the drive-thru pIck up window. An a\vning with closed ends will be attached above
the window to provide shelter from the elements for customers. It will match the other dark colored
canvas awnings on the rear of the building.
The department recommends re-planting or planting additional trees and shrubs to replace the ones
removed in the new grassy area along the stacking lane. Also, will there be drive thru menu boards or
traffic directional signage? Is this proposed to notify customers that the parking lot traffic flow will be
switchmg to one way?
The applicant has filed with the Board of Zoning Appeals for the March 24 meeting. Its docket number is
08020030 V. The applicant is requesting drive thru window service unit on a side fapde which is not
permitted and six stacking spaces when 10 are required. The Deparhnentis recommending positive
consideration of the request because the stacking is contained mostly in the rear of the bmlding and there
will be some screening with existing tree plantings in the front (northwest fayade) of the building.
Note: This item also requires final approval by the Board of Zoning Appeals for the location of
the car stacking.
The Department of Community Services recommends the Special Studies Committee approve the
request after all comments and concerns have been addressed.
