Dear Mr. Keller,
At the meeting held Monday, January 27,2003, the Cannel/Clay Advisory Board of Zoning
Appeals took the following action regarding the Development Standards Variance petition filed by
you on behalf of Motorcycles of Indianapolis:
APPROVED with Conditions: Docket No. V-181-02, a petition to vary Section 14.04.02(2) in
order to construct a building addition with a thirty-foot front yard building setback along Bauer
Drive East. The Board voted five (5) in favor, zero (0) opposed, thereby approving the petition
with the following Conditions of Approval:
1. That the 75-foot half right-of-way for East 96th Street will be dedicated in
accordance with the Thoroughfare Plan prior to the issuance of an Improvement
Location Permit for the building addition, and
2. That all Technical Advisory Committee issues will be resolved satisfactorily prior
to the issuance of an Improvement Location Permit.
Please be advised that per Section 30.05.05: Time Limit of the Zoning Ordinance, the
aforementioned Development Standards Variance approval is valid for one (1) year. By that
time, either continuous construction of the improvements must be underway, or a written request

for a one-time, six-month extension of the approval must have been received and approval
grant€dbythis Depmiment. The expiration date of the approval is Tuesday, January 27,2004.

submit 'a set of Construction Plans to the Division of Planning & Zoning for confinriation
review.. Improvement Location Permits will not be issued until the Division of Planning &
Zoning has certified that the plans conform"to the Board of Zoning Appeals approvals.
