The existing house and garage, presently zoned B-1 and being used for residential
purposes, do not meet the 5' side property setback requirements forB-1 zoning, the
parking space require~ents infringes upon rhe 45' half r/w and the curbing is not
appropriate for our use and circumstances.
The presence of the existing structures on the setbacks would require removal of the
structures and rebuilding in order to comply. This would present a considerable hardship.
Additionally, due to the location of the structures and the parking requirements,
infringement on the setback is necessary.
Often, our design and construction involves concrete sidewalks and driveway design. As
this facility will function both as profession,al office space as well as an opportunity to
showcase our talents, curbing would be discouraging. Also, the driveway is very small
and will not be subject to large equipment use.
