EXPLANATION OF VARIANCE REQUESTS
The applicant, Cannel Penn Physicians Plaza, LLP ("Camlel Penn Physicians"), is the owner of
a parcel of real estate that is located north of 116111 Street and west of and adjacent to
Pennsylvania Street.
The site is zoned B-6 (Business) and Cannel Penn Physicians is constructing a medical/office
building that will accommodate various tenants. In order to provide proper signage for the site
and for the individual tenants, Carmel Penn Physicians is seeking the following sign approvals:
1. A numerical address wall sign on the eastern elevation of the building;
2. Four (4) individual tenant wall signs - 1 on the south elevation (on the eastern side of
this facade), 1 on the north elevation (on the eastern side of this fayade) and 2 on the
east elevation (Ion the south end and] on the north end of this fayade);
3. An additional ground sign that will identify the building address only;
4. A tenant directory sign under the portico on the west elevation of the building; and,
5. Two (2) safety signs notifying drivers of the clearance height ofthe entryway canopy.
After Staff has reviewed tlus submittal, Carmel Penn Physicians will meet with the Staff to
determine the types of variances required and the assignment of docket numbers to each required
varIance.

1. The approval of this variance will not be injurious to the public health, safety, morals and general
welfare of the community because:
The subiect real estate is surrounded by other office, business and retail uses and is not
surrounded bV residential uses. The requested variances pertain to siqnaqe so that the
Applicant can provide adequate and proper notice of its office location to its customers and
patients. Since the variances are intended to provide proper notice via siqnaqe and since the
area is not surrounded bv residential uses. the approval of the variance will not be iniurious to the
public health, safety, morals and general welfare of the community
2. The use and value of the area adjacent to the property included in the variance will not be
affected in a substantially adverse manner because:
In addition to the rationale contained in Response No.1 above, the use and value of the
area adiacent to the propertv included in the variance will not be affected in a
substantially adverse manner because the site is not surrounded by any residential uses
and, instead, is surrounded by other office, business and retail uses. The proposed
