DEVELOPMENT STANDARDS VARIANCE 1. The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the community because: the proposed monument ground sign will provide necessary identification to patients and visitors to the North Meridian Medical Pavilion buildings and the sign has been designed and located on the site with a north to south orientation to minimize any effect on the adjacent residential development to the west and across Illinois Street. 2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: the design and the location of the sign has been made to minimize any effect on the adjacent area and is consistent with the ground signage used in the U.S. 31 Corridor to identify tenants in medical office buildings. 3. The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the use of the property because: it is essential that the patients and visitors to the medical office buildings be able to locate the buildings where their health care providers are located and wall signage facing /IIinois Street and the residential development to the west is not encouraged. DECISION IT IS THEREFORE the decision of the Carmel/Clay Board of Zoning Appeals that Development Standards Variance Docket NO.08020019V is granted, subject to any conditions stated in the minutes of this Board, which are incorporated herein by reference and made a part hereof.
