HomeMy WebLinkAboutDept Report CARMEL BOARD OF ZONING APPEALS HEARING OFFICER: DEPARTMENT REPORT March 24, 2008 Clarian Health/V elocity Sports - Sign age The applicant seeks the following development standards variance approval: Docket No. 08020007 V Section 25.07.02-10 (b) Number of signs The site is located at 1402 Chase Ct. and is zoned M-3 - Manufacturing park district for unified preplanned manufacturing and other compatible land uses within a park like setting, up to 20% residential. Filed by Charlie Frankenberger of Nelson and Frankenberger. ! General Info: The applicant is requesting permission to place an i additional sign at the entrance to their facility. They are located at the end of a cul-de-sac, and are not visible from Carmel Drive. Analysis: The site has received two variances in the past, for the current use, and for a wall sign that does not face a public right-of- way. A commitment was included in the 1997 sign variance that would limit the site to one sign; this variance, if approved, would modify that commitment. As the building, and its current sign, cannot be seen from Carmel Drive, the proposed ground sign would increase their visibility. The proposed ground sign would be four feet tall and eight feet wide, similar to other ground signs in the Carmel Drive corridor. Findings of Fact: Number of signs 1. The approval of this variance will not be injurious to the public health, safety, morals, and general welfare of the community because: the sign would be similar to existing signs in the area, and would improve visibility. 2. The use and value of the area adjacent to the property included in the variance will be not affected in a substantially adverse manner because: the sign would be similar to existing signs in the area, and would improve visibility. 3. The strict application of the terms of the Zoning Ordinance to the property will result in a hardship in the use of the property because: the petitioner would be limited to one wall sign, which is not clearly visible from the right-of-way. . Recommendation: The Dept. of Community Services recommends positive consideration of Docket No. 08020007 V after all concerns have been addressed.
