The site is located west of 96th St & Meridian St., and is zoned PUD/Planned Unit Development Filed by Wade Dehm of Dunham Capital Management The applicant seeks design approval for a proposed restaurant within the Parkwood Crossing West Outlot Area. This whole development is governed by Planned Unit Development (PlJD) Ordinance No. Z-359, which can be found online at: htl]2://cocdocs.ci.carmel.in.us/weblink/DocYiew.aspx?id::::2021 05 . Please refer to you information packet for further detail. The petitioner will 8ppear before the BZA on February 25 to seek v:.u-iance approval for the lIse of stucco, which the PUD excludes as a building illaterial. DOCS commcnts/concerns: 1. Having more than 3 signs required BZA variance approval. 2. Show bike parking location and bike rack details. 3. Photometl;c plan - show/label the 96'h Street road R1W & show foot~candle measurements up to this )ine. 4. Show/label the 96th Street road R1W on the site plan and the landscape plan, as well. 5. Show/label the required lO~ft wide asphalt path along 961h Street. 6 Please showllabel the widest width and widest length of the building on the site plan. 7. Provide a soils map. 8. Please add a floodplain statement to the site plan or existing conditions page. 9. Engineeling Dept is reviewing the plans, but is comfortable with this item moving to comrnittee level. 10. Forestry Dept has some rninor changes requesled, such as tree species, planting detail, etc., but is comfortable with this item moving to committee level. The Dcpt of Community Services recommends forwarding this item tn the March 4 Subdivision Committee meeting for further review.
