The applicant seeks primary plat approval for 2 lots on 0.984 acres. One subdivisiOn waiver

Docket No. 07110026 SW sea 6.05.01 lot with no street frontage
The site is located at 1340 Rohrer Rd. and is zoned R-lIResidence.

The petitlOner proposes to plat 2 lots on 0.984 acres. CUlTently, there are two existing homes on
the parcel. This plat would clear up any legal nonconformity regarding zoning. This plat has a
density of 2.03 units per acre, which is a pem1itted density in the R-l/Residence zoning
classification where the maximum density is 4.3 u1ac and the minimum density I u/ac. The
minimum lot size permitted in R-l is 10,000 sq ft. This plat is exempt from the requirements of
the Open Space Ordinance, since it is less than 5 acres in size and it is less than 5 lots.
The subdivision waiver request is for Lot #2 to not have lot frontage on Rohrer Rd, and have an
access easement through lot one, instead. This request is acceptable to the department, since the
second house already exists behind the first existing house.
The petitioner filed a Subdivision Control Ordinance waiver request from seo Chapter 8.09.02
to not have to Install the path nor contribute monies. It is Docket No. 08020031 SW and wIll be
heard at the March 1 8 Plan Commission meeting.
DOCS comments/concerns:
1. The Forestry Dept. has approved the landscape plan and tree preservation plan.
2. The Dept of Engineering has no issues; the petitioner will dedicate road right-of-way.
3. All DOCS issues have been resolved.
The Department of Community Services .recommends the Commission forward these items to the
March 18 Plan Commission meeting with a favorable recommendation, only after all questions and
concerns are addressed.
