llH. Ducket No. 06020031 SW: Dapper Estates
The applicant seeks primary plat approval for 2 lots on 0.984 acres. One subdivision waiver
requested is:
Docket No. 08020031 SW SeD chapter 8.09 instaUation of path/sidewalk
The site is located at 1340 Rohrer Rd. and is zoned R-J/Residence.

The petitioner proposes to plat 2 lots on 0.984 acres. Currently, there are two existing homes on the
parcel. This plat would clear up any legal nonconformity regarding zoning. This plat is a density of 2.03
units per acre, which is a permitted density in the R-l/Residence zoning classification where the
maximum density is 4.3 wac and the minimum density I u/ac. The minimum lot size permitted in R-] is
10,000 sq ft. This plat is exempt from the requirements of the Open Space Ordinance, since it is less than
5 acres in size and it is less than 5 lots.
The petitioner requests subdivision waiver request approval to not have to install a 10' asphalt path along
Rohrer Rd, per the Alternative Transportation Plan. Although the department is reluctant to support this
waiver, the request is acceptable by the department since the subdivision does not create any new impact
on the community, there are two existing homes on the site, and the petitioner will still dedicate road
right-of-way, per the Thoroughfare Plan. The Department would not like to make a habit of granting such
requests; however, this particular situation warrants special consideration and the Commission's decision
would not be precedent-setting. In addition, the Monon Trail is just east of this proposed residential
subdivision, across the street.
Staff comments/concerns:
I. The Engineeling Dept has 110 issues. The petitioner will still dedicate road right-of-way,
per the Thoroughfare Plan.
2. The Forestry Dept has no issues.
The Department of Community Services recommends the Commission vote to suspend its rules of
procedure and then vote to approve this item, after all comments and concerns are addressed.

Docket No. 07110026 SW SCO 6.05.01 lot with no street frontage
The site is located at 1340 Rohrer Rd. and is zoned R-I/Residence.

access easement through Lot #1, instead. This request is acceptable by the department, since the
second house already exists behind the first existing house.

I. The Dept of Engineering has no issues. Road right-of-way dedication is required.
2. DOCS has 110 further concerns.
3. The Forestry Dept has no further concerns.
The Department uf Cummunity Services recoIIunends the Commission vote to approve these items,
after all comments and concerns are addressed.
