Docket No. 08020005 ADLS Amend: Penn Medical Plaza - Signage (REI Medical Office Building) The applicant seeks approval for 8 new signs. The site is at 11900 N. Pennsylvania St. It is zoned B-6/Business & is within the US 31 Overlay. Filed by Charlie Frankenberger of Nelson and Frankenberger. The petitioner seeks approval to place four indi vidual tenant wall signs, a ground sign, a tenant directory sign, and safety signs on the subject property. The tenant wall signs would be placed on the south, north, and east corners of the building. Please refer to your informational packet for more detail. The tenant wall signs and address numbers on the building will be internally 'illuminated with a bone color face on the individual channel letters. The Directory sign wi]] be 5 ft tall and 20 sq ft in size, with a black background and silver text. The Clearance signs are a red background with white letters. The building ill ground sign will have black letters, and will be 5-ft tall. While the Department does not want to encourage sign proliferation, multiple tenant signs are common in the Meridian Street corridor, and are acceptable provided they are not excessive with regards to size or number. Typically, one sign per tenant is seen on one fa~ade, and is of a size that is readable from a distance without being overly large. The majority of the signs requested are for way finding, or for alerting drivers to the clearance height of the canopy on the west fa~ade; these signs are permissible and encouraged, as they enhance safety. The applicant has also requested signs that will be visible when traveling north and south on Pennsylvania Street, but will not actually have street frontage, but will still be visible from the street. The applicant filed variance requests with the Board of Zoning Appeals, and all were approved at the March 24, 2008 meeting for: · Address numbers exceed chart size, · Total Number of signs · Total Number of signs facing a right-of-way . 2 Signs not facing road right-of-way Total signage square footage . The Department of Community Services recommends the Special Studies Committee approve the request after all comments and concerns have been addressed.
