Docket No. 08020004ADLS Amend: Clan an Health/Velocity Sports - Signage The applicant seeks approval for I new ground sign. The site is located at 1402 Chase Ct. It is zoned M-3/manufacturing. Filed by Charlie Frankenberger of NeLson and Frankenberger. Please refer to your informational packet for more detail. Clarian Health Partners ("Clarian") will be sharing space in the building with Velocity Sports. Clarian plans to operate, in the building, its "human motion" services program that is designed for patient rehabilitation. The services offered by Clarian will be complimentary to the services offered by Velocity Sports. Velocity Sports Performance ("Velocity Sports") occupies a buiLding that is located west of Rangeline Road and south of Cannel Drive ("Building"). Velm..'ity Sports offers sports training services and facilities to its clients. To allow this use, Velocity Sports obtained a use variance from the Board of Zoning Appeals ("BZA") in 2006. Velocity Sports currently has a wall sign on the northern elevation of the Building. The Sign Ordinance only permits either a ground sign or a wall sign. In 1997, the prior owner of the property obtained a sign variance from the BZA to permit a wall sign on the northern elevation of the Building. This wall sign required a variance because the sign was placed on an elevation that did not have frontage to an adjacent public right of way. As part of this prior 1997 BZA approval, the prior owner executed a zoning commitment that limited the number of signs for this particular site to only one (1) sign. The applicant filed a variance request with the Board of Zoning Appeals Hearing Officer for Total Number of signs, as well as a modification of the prior 1997 zoning commitment. This Item was approved at the March 24, 2008 meeting. The sign must be at least 5-ft from the road right of way, as shown on the 20- Y ear Thoroughfare Plan. If not done already, the petitioner will request 'consent to encroach' approval from the Board of Public works to locate that sign within the 20-ft wide drainage and utility easement that runs along the front of lot 5, parallel to Chase Court. The Department of Community Services recommends the Special Studies Committee approve the request after all comments and concerns have been addressed.
